Abstract

U radu je uvodno opisan niz pristupa gospodarenja imovinom. Razvoj znanosti, te procesi ubrzane globalizacije kreirali su razne nove djelatnosti kao što su: Gospodarenje materijalnom imovinom, Gospodarenje objektima i infrastrukturom uz staru djelatnost Održavanja. U prvom dijelu rada opisane su definicije i pojmovi Gospodarenje objektima i infrastrukturom, kako bi se pobliže opisalo područje koje objedinjuje engleski naziv Facility Management. Gospodarenje objektima i infrastrukturom je multidisciplinarno zanimanje koje proizlazi iz teorija i principa inženjerstva, arhitekture, dizajna, financija, menadžmenta i sociologije. U drugom dijelu rada, posebna pozornost je posvećena gospodarenju stambenim objektima, gdje je prikazan trenutni pristup gospodarenja istima. \Na kraju su navedeni mogući načini unaprjeđenja gospodarenja stambenim objektima po uzoru na koncept koji je primijenjen na poslovne objekte, bolnice, hotele, aerodrome.

Abstract (english)

This thesis covers the preamble of Property Management. The development of science and the accelerated Globalization process has created numerous new professions such as: Asset Management, Facility Management, along with the old Maintanence profession. The beginning of this thesis explains the terminology, terms such as “Facility Management”, used throughout the paper to better describe the fields those terms cover. Facility Management is a multi-course profession which derives from theories and principles of engineering, architecture, design, finance, management and sociology. The latter part of this thesis puts emphasis on “gospodarenje stambenim objektima”, and covers the initial approaches in managing the same. The final part of the thesis lists the possible ways of improving “gospodarenje stambenim objektima”, by using the same concepts used for Business structures, hospitals, hotels and airports.
